1. Determine the "right place" at which to market
your home.
This is the most critical step. In this competitive market, and to
enhance your marketing position, I will review market demand, seasonality of saies,
location and many other variables that often alter your home's value.
2. Suggest ways to improve the salability of your home. I will be
direct and straight-forward when giving you advice on what must be done before you put the
property on the market. I'll show you what to do and how to do it in a cost-effective
manner.
3. Find a buyer to make an offer on your home. Qualifying and
counseling serious buyers toward making a decision is vital. Buyers need answers to
countless questions, not only about your property but on technical matters -- financing,
payments, insurance, title, escrow and other pertinent information.
4. Promote your property to other Realtors. Throughout the marketing
period, I shall aggressively talk to, and promote your property to the most active agents
in the area through direct mail, Brokers' Open House, marketing sessions and the multiple
listing service.
5. Create a marketing campaign directed to the public. My approach is
to use technologically advanced, marketing methods, rather than just relying on the
multiple listing service or other real estate agents to discover your home is available
for sale. Besides our national referral network to reach out-of-area buyers, the marketing
campaign is tailored to your specific needs.
6. Follow-up and regular client contact. Throughout the listing and
escrow periods, there will be written status reports regarding all the details of the
transaction.
7. Negotiate and close your transaction. Experience and meticulous
follow-up are the keys to netting you the most money possible with the fewest number of
problems in the shortest time. I'll handle the entire process... from before the contract
to after the closing. And, I'll ensure that you receive your closing check.
